The First in a Series of New Senior Housing Developments Planned at Mission Falls Master Planned Community for 55+ Residents

OAKLAND, CALIF. – International award-winning firm KTGY Architecture + Planning announces that nonprofit developer Eden Housing and the City of Fremont will celebrate the groundbreaking of a new affordable housing community at 47003 Mission Falls Court in Fremont, Calif., on Friday, October 13th. Mission Court Senior Apartments will provide 90 one- and two-bedroom apartment homes for very low and extremely low-income active adults 62 and better who earn between 30 percent and 50 percent of the Area Median Income (AMI). The new apartment home community is located in the Warm Springs area of Fremont on a 2.25-acre site on the corner of Warren Avenue and Mission Falls Court, near transportation, shopping and services.

According to Jessica Musick, associate principal in KTGY’s Oakland office, the design articulates a modern architectural style which serves to update the predominantly older office park neighborhood. “The contemporary design continues a California legacy of simple, clean lines combined with energy efficiencies to create affordable housing that is sustainable and comparable to market-rate housing,” said Musick.

Located near I-880 freeway, a single three-story building fronts Warren Avenue and is consistent with the building heights of the commercial neighborhood to the north, and steps up to four stories on the south side of the project. The U-shape configuration creates a safe and tranquil interior courtyard, as well as a sound buffer to Warren Avenue and the railway track. With both active and passive uses, including a future outdoor kitchen and community garden, the courtyard is set to become the gathering place for residents. Inside community amenities include a community room, library and computer room. The new apartment community will also offer bicycle parking, electrical vehicle and carshare parking.

The new community incorporates green design elements that maximize energy and water efficiency, and make use of recycled materials. The project will pursue GreenPoint Rated (GPR) certification through Build It Green and is designed to exceed Title 24 energy and resource efficiency thresholds, which provides a healthier home for the community’s residents, Musick explained.

Mission Court Senior Apartments will include solar photovoltaic panels to offset the common area electrical load, low VOC paints for indoor air quality, high-efficiency light fixtures and Energy Star appliances to reduce energy demand, and low flow toilets and showerheads and drought-resistant landscaping to reduce water usage.

“Mission Court Senior Apartments allows older, low-income residents to remain in their community, close to family, shopping and services,” noted Musick. “A new, senior residential community is planned adjacent Mission Court Senior Apartments and will provide residents with additional services and amenities including a future city-owned senior community center.”

Mission Court Senior Apartments is part of Mission Falls, a new master plan development proposed by local developer John Wong of East Warren Park LLC. The developer is proposing five “villages” on five parcels of land totaling 23.5 acres near I-880 and Warren Avenue and will offer nearly 500 residential units serving active adults age 55 and better, along with the 15,000-square-foot senior community center.

Mission Court Senior Apartments is expected to be completed in November 2018.

In addition to Mission Court Senior Apartments, KTGY recently completed the design of two other affordable residential communities in Alameda County on behalf of Eden Housing. The development sites are located in the Alameda Point Master Plan, Block 8, and will feature two separate residential buildings, a 70-unit apartment community targeting low-income families and a 60-unit apartment community for low-income seniors.
