OAKLAND, Calif. – The Oakland office of KTGY Architecture + Planning was honored at the 2018 Building Industry Association (BIA) of the Bay Area’s Excellence in Home Building Awards program held on Friday evening, April 20, 2018, with top awards in four award categories, including Community of the Year for both detached and attached residential communities plus eight finalist honors.

The following designs received top honors, BIA Bay Area Award of Excellence:

Community of the Year – Attached and Best Architectural Design of an Attached Home – under 2,000 SF
Community: Perch (and Plan 3)

These homes are the first to offer rooftop decks in Dublin, California, and were the inspiration for its name, Perch. Perch makes a bold statement in the blossoming regeneration of Dublin’s historic downtown core and creates a unique ownership opportunity for young professionals that work in the Bay Area. Representing the first for-sale, multi-family homes in an area primarily offering rental housing options, close proximity to two major retail centers, and with easy access to the West Dublin/Pleasanton BART station, Perch establishes the neighborhood as a mixed-use walkable district and modern urban village.

Homeowners and guests enter Perch’s Plan 3 at the ground floor and are welcomed upstairs to a sweeping great room and kitchen. By placing the stairs in the corner, designers created one large entertaining space on this level. Ten-foot ceilings allow for expanded vertical glass that fills the space with light, enhancing the feeling of openness and connectivity. Washer and dryer are tucked away in cabinetry, conveniently located off the kitchen, allowing homeowners to easily do laundry while maintaining a connection to the living/entertaining areas. The master suite, oriented at the front of the home, provides corner views and is separated from two additional bedrooms by way of the master bath, thus creating a relaxing retreat. The three bedrooms make this home ideal for a small or growing family. The rooftop deck is served by a central stair/lightwell that floods the third floor with light, and doubles as a separation from the neighboring unit’s roof deck. This truly becomes the Perch from which homeowners and guests unwind and connect to the outdoors. Exterior detailing is sleek and contemporary, with bold accents of glass, panelized siding, and pops of color.

Created for tech-savvy professionals and first-time homeowners, Glass Bay offers a collection of contemporary detached two- and three-story, single-family homes ranging in size from 1,829 to 2,553 square feet in a larger neighborhood community that is set to become a thriving transit-oriented-development. Spacious floor plans maximize connectivity between indoor and outdoor spaces and offer flexibility in living arrangements. The traditional front porch welcomes residents and guests into the first-floor entry, where transitional design offers modern fixtures. An open-volume stair immediately connects to the living or sleeping spaces located above. At the ground-floor on Plan 3, a living suite opens to a den with kitchenette and an option for a private side yard entry creates a separate residence for parents, guests or roommates. Tucking the stairs into the front corner of the home created second-floor living spaces unencumbered by walls and allowed for sight lines from one end of the home to the other. All plans feature 10-foot high ceilings on the main living level that brightens the space with abundant light. Some homes feature a deck off the great room and an expansive, optional bi-fold door to create seamless indoor/outdoor living unique to this home typology in the market.

Best Architectural Design of a Detached Home – under 2,500 SF

Waterstone is a vibrant, new community conveniently situated near Interstate 880 in Milpitas and provides easy commute access to the South and East Bay. Targeting young professionals, the homes at Waterstone are spacious three-story, single-family detached homes that deliver the dream lifestyle without compromising luxury. There are many green technology features including solar plus tankless water heaters, programmable thermostats, and energy-efficient windows to make Waterstone’s Residence 3 a desired place to live. An appealing front porch welcomes residents and guests into the first-floor entry. Off the ground-floor entry is a large room with an attached full bath and walk-in closet that can be used as a guest suite, media room, or a myriad of other uses like a meditation room or craft or exercise room. On the main living level, an expansive kitchen and great room open to a large deck to expand the living and entertaining space. An eat-in island and room for a formal dining table off the kitchen offers multiple eating options.
