Sustainable design tips and predictions from OZ Architecture
When it comes to sustainability in the senior living built environment, we must look inside as well as outside for answers about the future of high performance buildings that promote improved energy efficiency and wellness for their aging residents.
Exterior elements
Exterior elements of a building often form the basis of a sustainable framework or foundation. From the window material to the parking options, here are some considerations for designing an efficient, eco-conscious building, beginning with the exterior.
Switchable glazing on windows
We are seeing a trend toward smarter glazing when it comes to windows. Switchable glazing — glass that darkens based on temperature, brightness or electric current — is becoming more commonly discussed in the industry. New emerging technologies are pushing the industry even further, such as the switchable solar window prototype designed by the National Renewable Energy Laboratory. This solar window dynamically responds to natural sunlight, tinting over when it detects bright light and generating electricity as the glass darkens. It not only shades the building to prevent unwanted glare or heat, but it produces energy at the same time, which could be used for charging batteries, room fans, or even motors to power smart windows to open and close. How Vancouver Greened its Waterfront
The Vancouver Convention Centre West holistically integrates a metropolitan downtown with one of the most spectacular natural ecosystems in North America. Completed in 2009, and certified as the world’s first LEED Platinum convention center (and recently becoming the world’s first double LEED Platinum convention center following LEED Platinum certification for Existing Buildings: Operations and Maintenance, v.4), the project weaves together architecture, interiors, urban design, and landscape in a unified piece of the urban fabric that functions literally as a living part of both the city and the harbor.
Reusing a former brownfield site, the development is approximately 14 acres on land and 8 acres over water, with 1 million square feet of convention space, 90,000-square-feet of retail space, 450 parking stalls, and 400,000-square-feet of walkways, bikeways, and public open space. Among other destination amenities, the project’s Jack Poole Plaza is the city’s first major gathering space on the water’s edge, and the permanent home of the 2010 Olympic Torch.
The convention center program emphasizes spaces for both public and private events, mixing the energy of convention visitors with the social life of the city. Urban spaces formed by the building’s landforms extend the downtown street grid to preserve view corridors out to the water. The public realm extends through and around the site, with continuous access to the water’s edge and explicit accommodations for bicycles and transit. Read more

Inside the T-Mobile Arena in Las Vegas
This award-winning project was an enormous undertaking, completed in a whirlwind of concrete slurry and carpet fibers. While the T-Mobile Arena in Las Vegas, NV is now home to America’s newest NHL franchise, the project was started with a gamble. A longtime dream for metro Las Vegas and MGM Resorts International, the hospitality company took a risk and built the arena without a commitment from a team. “If you build it, they will come,” became the slogan behind the space, and while this made some financial backers uneasy, the bet paid off.
Just as impressive is the story behind the flooring installation. Completed by INSTALL Warranty Contractor Master Craft Floors, the timeline, material choices and design specifications were almost as ambitious as starting a hockey franchise in the middle of the desert.
Project Background
Work on the T-Mobile Arena officially broke ground on May 1st, 2014. The facility was projected during construction to be the home arena for a possible National Hockey League expansion team in Las Vegas. However, with no official commitment when construction started, doubt was beginning to grow that Las Vegas could attract a professional sports franchise. Read more

Five Myths of Specifying a High-Performance Door

Specifications are an essential part of the design process, but not the most glamorous. It was said by Charles Eames that the details are not the details, they make the design. If the specification is unclear or lacking detail, it will often result in the wrong product being installed. In the case of high-performance products, it can mean costing a company time and money. Don’t fall for these top five myths related to specifying a high-performance door.
Myth: All high-performance doors are equal.
Fact: Door and Access Systems Manufacturing Association (DASMA) defines a high-performance door as one that can meet the minimum requirement of 20” per second opening speed and 100 plus cycles per day. When you specify a “high-performance” door, chances are, it will either not meet or drastically exceed your needs. Think ‘Goldilocks and the Three Bears’ – If the application requires an opening that operates at 24” per second a door that operates at 20” per second will be too slow, a door that operates at 32” per second will be too fast but a door that operates at 24” per second will be just right. Defining the desired door opening speed in inches per second will eliminate any doors that aren’t quite the right fit for your application.
Myth: Faster is better.
Fact: Faster is NOT always better. The best approach when specifying a high-performance door would be to determine the minimum speed required in conjunction with your activation device for a seamless experience. If you need a door that operates at 24” per second, why specify a door that operates at 32” per second or more? Not only will that door be an additional initial cost, but the operating costs could be more depending on the operator voltage and phase requirements. Read more

Why designing with nature in mind makes financial sense
Humans have traditionally improved the places in which we live and work to increase our comfort and productivity. These improvements have often been based on technological advancements that enhanced the health and welfare of building occupants, but have paid little attention to our more subtle physiological needs. Recent advancement in our understanding of natural systems, coupled with a growing awareness of the subtle neurological and physiological functions associated with contact with nature, have increased our ability to identify appropriate strategies for increasing economic gains, improving productivity, and strengthening the social fabric of communities.
In the last twenty years, studies examining the human attraction to nature have yielded convincing evidence that link interactions with nature with positive gains in productivity, increased healing rates, and even enhanced learning comprehension. These investments in health and productivity may affect more sectors than initially anticipated. The monetary gains from providing people access to biophilic design range from increased retail sales and improved cognitive development in students, to savings associated with safer urban communities.

Founded in the 1980s, the prestigious Georgia State School of Law was in need of a new facility that would meet the demands of modern schooling and standards of sustainability. For architect, John Elvin, it was vital that the vision not only be durable for college activity, but also inventive and meaningful to the local area. A key feature of the building would be a 7 ½- inch curtain wall. The team selected the YCW 750 XT IG Curtain Wall System from YKK AP America, a system proven to meet the strictest sustainable building codes and provide excellent energy efficiency.
New Jersey’s 3 Journal Square frames Manhattan views with Winco windows featuring dual color finishes by Linetec
Opened in June 2017, 3 Journal Square’s mixed-use 240-unit apartment building attracts New Jersey’s young professionals with a high-style aesthetic, modern performance and LEED® Silver certification. Framing the urban views and daylit interiors, Winco Windows supplied its 8250 Infinity Series windows, finished by Linetec, for the property’s 628 daylight openings.
University of Washington’s new NanoES building meets design, schedule and budget goals with Wausau’s unitized curtainwall
The Seattle offices of Zimmer Gunsul Frasca Architects LLP (ZGF) designed the MolES building and sought to achieve the same aesthetic for the NanoES building. However, new, higher performance requirements in local building and energy codes meant that upgraded curtainwall and window systems were needed for the NanoES building.
325 Westlake in Seattle
Part arts initiative and part residential development, 325 Westlake merges old and new structures to create a building that preserves the character of the existing building and the site, while ensuring its continued usefulness. “The project embodies an incredibly diverse mix of programs…not just a studio, not just a gallery, not just a place to live…it’s all of these uses combined and catalyzed to sustain the mission of sup-porting emerging artists,” said Jim Graham, AIA, principal, Graham Baba Architects.
A Cultural Icon for 21st Century Istanbul
Renowned architect Murat Tabanlıoğlu is modernizing the cultural center his father, Dr. Hayati Tabanlıoğlu, once designed in the 1960s, and again in the 1970s after his first design burnt down. The Ataturk Cultural Center will be the new centrally located home for Istanbul’s arts and culture scene of twenty-first century Istanbul. Not only will the new center have one of the largest opera houses in the world but it will also provide art galleries, libraries, cafes and restaurants for visitors.

Located in the World Trade Center East Building along the waterfront in Seattle’s Belltown neighborhood. Recently named one of the “top 25 places to work in Seattle,” the client was interested in providing more informal, communal gathering spaces and work areas as well as traditional desk layouts to support their diverse staff. Splashes of color—blue-painted walls, ceilings, and floors—help organize the space while providing a not-so-subtle nod to the corporate brand color.

When development firm Vulcan Real Estate asked world-renowned artist Spencer Finch to design an architectural canopy to connect the two new office buildings at the center of Amazon’s expanded headquarters campus in Seattle, his first course of action was a walk in the woods. Such was born Finch’s “There Is Another Sky.” Situated four stories above an outdoor plaza, the decorative canopy features an abstract circular design pattern imprinted on technographic interlayer film by Goldray Glass and then laminated between two lites of Starphire® glass by Vitro Architectural Glass.
KWK Architects Selected Design Architect for Residence Hall Phase XVI at University of North Carolina – Charlotte
Student housing expert KWK Architects has been selected the design architect for a new residence hall at the University of North Carolina – Charlotte that will replace existing Sanford and Moore Halls. Charlotte, NC-based Jenkins Peer Architects is the Architect-of-Record on the project.

Western Specialty Contractors restores three-level parking structure

J.E. Berkowitz fabricates glass for “ultra-green” office building in New Jersey
J.E. Berkowitz (JEB) announced the completion of 804 Carnegie Center West, the latest office building on the Carnegie Center Campus in Princeton, New Jersey. JEB fabricated more than 46,000 square feet of glass for the facility, which was recently awarded LEED® certification at the Platinum level—the highest level of distinction awarded by the U.S. Green Building Council.

PPG today announced environmental product declaration (EPD) verification for 15 formulas from the PPG TOP GUN® architectural sealants product line. Latest North American Fenestration Standard Published
North American Fenestration Standard/Specification for windows, doors, and skylights (NAFS) has received final approval and is now available. This standard is the result of a multi-year effort by the American Architectural Manufacturers Association (AAMA), Canadian Standards Association (CSA) and Window & Door Manufacturers Association (WDMA). The updated 2017 standard replaces the 2011 edition of the joint standard.

Dodge Momentum Index Falls to Start Year
The Dodge Momentum Index dropped 5.1% in January to 143.7 (2000=100) from the revised December reading of 151.5. The commercial component of the Momentum Index was 7.8% lower in the month, while the institutional component was down 0.9%. The fourth quarter of 2017 was particularly strong for the Momentum Index, and January’s retreat returns it to a more sustainable level.

Dow and the U.S. Green Building Council Work Together to Support Sustainable Cities and Promote Energy Efficiency
The latest data indicate that buildings are currently responsible for about one-third of global energy consumption, and about 30 percent of global energy-related CO2 emissions and 20 percent of total CO2 emissions. FSB has hired fourth-generation Oklahoman John Semtner to lead its civic market. As Civic Market Principal, Semtner will bridge between the complex design work and FSB clients from this sector. Active FSB civic projects total over $300 million in construction. Some past and current projects include the interior renovation of the Oklahoma State Capitol, Bennett Event Center, MAPS Senior Center #2, and the office relocation for the Oklahoma Department of Tourism and Recreation.

Wausau supports continuous growth with remote engineering office
Expanding its engineering capacity and capabilities, Wausau Window and Wall Systems opened a remote office in Oct. 2016 to support its continuous growth. Currently, six of Wausau’s engineering associates have their primary workspace in Minneapolis. This team includes two structural engineers and three design engineers, plus engineering manager Susana Rivera. She hopes to add at least four more associates to the team.

Calling All Architects: 10th Annual Marvin Architects Challenge Officially Opens for Submissions
The Marvin Family of Brands invites architects in the U.S., Canada, Japan and Israel to submit their work to the annual Marvin Architects Challenge, which honors outstanding residential and commercial design projects that demonstrate creativity and ingenuity. This year for the first time, the competition has been expanded to include projects that use Integrity Windows and Doors products in combination with Marvin products or alone. The company is also expanding the number of categories eligible for prizes. A Hathaway Dinwiddie and AECOM joint venture has been selected by the University of Southern California (USC) to manage the renovation of the renowned Los Angeles Memorial Coliseum. Construction is now underway at the historic sports facility, which was formally commemorated with a groundbreaking ceremony on January 29. The Coliseum, located in Exposition Park adjacent to the university’s campus, has been the home field for USC Trojans football since its opening in 1923.
