DOWNTOWN LOS ANGELES, Calif. — KTGY Architecture + Planning has designed Oakwood Olympic & Olive at 1001 South Olive Street.  The development combines fully furnished apartments with the latest amenities, hotel-like services, and a modern design befitting its location in DTLA’s booming South Park neighborhood.

Oakwood Olympic & Olive is designed by KTGY for easy accessibility to surrounding DTLA, and to attract extended-stay tech, media and entertainment business travelers in Los Angeles, among others. Singapore-headquartered Mapletree Investments, the parent company of Oakwood Worldwide, is the property owner.

“We love working in South Park with all it offers and all that it is becoming,” said KTGY Principal David Senden. “We wanted to make the most of this relatively compact site and so we arranged the south-facing third-floor pool deck for maximum sunlight, and wrapped the deck around the corner of the building to provide great views of the neighborhood.”

Design Highlights

Parking: Multi-level parking is tucked behind the building program to allow for better pedestrian experience on the exterior facades. One level is below grade with two more levels above grade underneath the podium.

Courtyards: The main pool courtyard is on the southeast side of the building for optimal sun exposure and daylighting, as well as a balanced break in the street elevation. Passive spaces are off the alley to increase separation from the neighboring building.

Corner Expression: The corner massing is opened-up and dropped-down to create an amenity deck with easy access from the highest floor. View corridors of downtown districts are apparent and strengthen the building’s connection to its surroundings.

Retail: Street widening is mandated citywide on Olympic Boulevard for all new construction, placing a higher emphasis on vehicular and pedestrian traffic than the adjacent one-way streets.

Amenity Spaces: The amenities are programmed to function off the pool courtyard with maximum influence to the elevations on the street sides.

Materials: Metal cladding is applied to the street-fronting elevations and major pedestrian corners, making the building appear textured and rich from all viewing angles.

Texture: In a direct approach to move away from the typical stacking of units in building facades, three exposures of metal panels in varying gray tones interlock in an otherwise tight, urban and flat elevation.

Floorplans: Along Olive Street, nine townhomes with individual front doors connect residents directly to street life. One-bedroom plans facing the street allow for maximum light and space in the living and dining areas. The bedroom is tucked back into the plan with a large sliding wall that filters light and allows for varying degrees of privacy.

Amenities: Aa wide variety of co-working areas and meeting rooms, multiple indoor and outdoor social spaces including rooftop lounge, courtyards, dog park, club room, bike storage, high-tech fitness center, and package-delivery area.
