The final phase of the heavily anticipated Charlotte Square project, a mixed-used, multifamily property developed in the eclectic East End district of Rochester, New York, is nearing completion. The three-phase project, which includes 72 upscale apartments, 10 town homes, and 50 mixed income units, has been designed to promote sustainable living and a social, active and modern lifestyle while also contributing to the resurgence of Rochester and its historic arts and cultural district.

A recipient of LEED Gold certification, Charlotte Square was developed on a remediated brownfield site from the City of Rochester. Green features include electric car charging stations, bike storage, the use of low- and no-VOC paints, energy saving fixtures and solar roof panels. Amenities such as a full fitness center; a shared rooftop terrace with fire pit, grills and a television; and a community center complete with full prep kitchen and media center round out the offerings. Designed with open floor plans to create a spacious feel, the units boast high-end finishes, and private balconies and terraces.

Feeney Inc. was tapped to provide DesignRail® aluminum railing with CableRail infill for 165 individual balconies on the property along with 600 feet of railing at the first floor roof seating/entertaining perimeter. The cable rail, which is made of weatherproof 316-grade stainless steel, includes more than 70 percent recycled content.

The ability to customize DesignRail® made it easy for Feeney to quickly adapt to project needs as the project evolved from original concept to final construction requirements. In addition, Feeney was able to provide costing in a timely manner and supply selected products within short lead times, helping the project’s construction managers and vendors meet timelines and stay on budget.

According to Erik Reynolds, CDT, project designer at SWBR, the Rochester-based architecture and landscape firm that designed Charlotte Square, the firm ultimately chose to go with Feeney railings for several reasons.

“Feeney was recommended by a colleague who’d had a positive experience using the DesignRail® system on another project in Rochester,” said Reynolds. “After the SWBR team did a little more research, we concluded that the clean, simple design of Feeney’s railing products made them a great fit for both Phase 1 and Phase 2 of the project. And, we really liked the stanchion installation method that Feeney offered for the paver system on the second floor terrace.”

Home Leasing, developer of Charlotte Square, has received positive feedback on the cable railing from both tenants and buyers.

“We saw the Feeney cable railing system as a design element that we could easily carry over from our first phase apartment building to our ‘for sale’ townhomes,” stated Kimberly Russell, Esq., executive vice president of Home Leasing, who is in charge of selling Charlotte Square’s units. “The cable railing makes our development look sleek and contemporary while providing an open, inviting view. And, that has been a great selling point for both current and prospective residents.”

In addition to the aesthetics of the DesignRail® system, SWBR appreciated the Feeney team’s assistance in helping the project to flow smoothly.

“Feeney was easy to work with and took the time to make sure things were done right – from start to completion,” added Reynolds. “They were also able to produce the exact color and finish we were seeking for the railings, which was important.”

SWBR’s attention to detail throughout the project was recently recognized by the Upstate New York Chapter of NAIOP, the Commercial Real Estate Development Association. The firm was honored with an Urban Multi-Family Award of Excellence for its design of the Charlotte Square Apartments.
