New smart homes are walking distance to high-efficiency Silicon Beach Creative Campus
LOS ANGELES, CA — Playa Vista, the connected urban community on the Westside of Los Angeles by Brookfield Residential, has announced its newest neighborhood is the most technologically advanced in Southern California. Set in the heart of Silicon Beach, Playa Vista’s newest detached-home offering, The Collection, is the first Los Angeles County neighborhood to offer Apple HomeKit smart-home technology standard in all homes. The 66 new residences combine with Playa Vista’s extensive sustainable components. The continually enlarging environmental advances include:
Jobs Near Housing: To address the 3-to-1 jobs to housing imbalance on the Westside of Los Angeles, The Campus at Playa Vista brings approximately 3 million sq. ft. of creative office space as the next-door neighbor to Playa Vista’s more than 6,000 residences. The Campus is home to tech and creative powerhouses, including Yahoo, Google, IMAX, YouTube Space LA, among others. Office locations make it convenient for those who live at Playa Vista to commute to work on foot, bike or via the clean-fuel daily shuttle.
Riparian Corridor and Wetlands: Playa Vista built a 51-acre Freshwater Wetlands system consisting of a 25-acre Riparian Corridor and a 26-acre Freshwater Marsh to naturally treat storm water before it enters the Ballona Wetlands and Santa Monica Bay. The system collects storm water runoff from 442 acres of upstream portions of Playa Vista as well as 614 acres off-site within the watershed. This system now serves as one of the most significant and successful natural storm water treatments ever created in an urban area in the U.S.
Reuse of Land: 92% of the materials recovered from the decommissioning of the former Hughes Aircraft plant were recycled as new roadbeds and other building materials for Playa Vista.
Environmentally Friendly Recreation: The Resort, a resident activity club, includes sustainable components including: a combined heat and power (CHP) cogeneration system which recovers heat normally wasted in conventional power generation and turns it into useful energy; photovoltaic solar electric systems; energy efficiencies, including the building’s green (planted) roof which slows and filters rainwater; water efficiencies including low-flow, high-performance bathroom fixtures well below the California Plumbing Code regulations. City-supplied recycled water is used for irrigation of in-ground plants, which are watered using a smart irrigation controller system.
“The combination of sophisticated, modern architecture, walkable proximity to Playa Vista’s creative-office campus and extraordinary community amenities and events is propelling our strong sales streak,” said Alison Girard, Director of Marketing at Brookfield Residential.
Architects of The Collection are Robert Hidey Architects and Bassenian Lagoni Architects.
“We always think forward to anticipate consumer demand, and Brookfield Residential has for more than a year explored collaborations with Apple HomeKit controls,” said Brookfield Residential Chief Operating Officer Adrian Foley. “Now the market is ready to align on a large scale with Apple’s clear and convenient HomeKit design. We will offer buyers The Connected Home Experience with Apple HomeKit in all our new Southern California neighborhoods.

Using Apple’s Siri interface – or the Apple Home App on iPhone, iPad or Apple Watch – homeowners easily control HomeKit-connected devices so that they work smarter, said Foley. HomeKit’s advantages extend to security and privacy, because communication from the iOS device and home accessories are encrypted, with all home data living privately on the device, not stored in the cloud. HomeKit-enabled lighting and smart thermostat also more efficiently manage home energy. And homeowners can group smart-home accessories by room, to create scenes such as “I’m Home,” “Bedtime” or “Movie Night.”
The residences are walking distance to offices within The Campus at Playa Vista, which houses tech companies including IMAX, Google, YouTube Space L.A., Yahoo, and ICANN, and media firms including Group M, Fullscreen, and 72 and Sunny. Google is building its Los Angeles headquarters on 12 acres on the campus as well as within the historic Howard Hughes “Spruce Goose” airplane hangar. The homes are also a quick walk to shopping and dining at Runway (Playa Vista’s retail and entertainment center), and the recreation and relaxation of The Resort, a private resident club, and to Playa Vista’s 29 urban parks.
